Century 21 Coastal Lifetyles is owned and operated by Broker -In-Charge Kemp Nash, a long time resident of North Myrtle Beach. Jenne Graham handles the day to day operations of the rental department and will be your point of contact for normal issues involving the rental department. We are a full service rental department, that prides ourself in finding quality tenants and keeping the headaches off of you. We are respected in our community as much of our rental inventory comes from referrals from Realtors and word of mouth. We are located on Highway 17 business in North Myrtle Beach beside Tommy's TV and the Wedding Chapel.
HOW WE OPERATE
There are no up front fees required to get started with our company. All that is required is a completed contract and two sets of keys. Once we have these two things we will begin searching for a tenant to occupy your property. Once we have secured a tenant we will take 1/2 of the first months rent. This covers advertising fees, credit report, negotiating the lease and everything else involved with getting the tenant into your property. We charge 10 percent thereafter each month. This covers management of your property. We handle all maintenance calls, collection of rents, handling of evictions if necessary, and we will even deposit your check for you if your bank has a local branch within 10 miles of our office.
HOW WE QUALIFY OUR TENANTS
We try our best to find you quality tenants that will take care of your property and will pay rent without delay. We require each tenant to fill out a credit application which we run through the credit bureau. This gives us an idea of how the prospect has paid their bills and also tells us if they have had trouble in the past with paying rent. We also call previous landlords to find out about prior rental histories. Finally we check and make sure they can afford the rent by calling their listed employer and verifying salaries paid. After we have collected all this information we discuss it with the property owner and let the property owner decide if they would like us to rent the property to the prospective tenant. Please remember that we can not discuss race, sex, religion, national origin, sexual orientation or any other protected classes with you.
HOW WE ADVERTISE
We advertise all of our properties in the Sun News, which is the main local newspaper. We will run an add every Sunday until your property is rented. We also will feature your property on this website www.kempnash.com under annual rentals.
